Tenants are responsible for carrying out reasonable day-to-day care and minor maintenance within the property, including (but not limited to):
- Replacing light bulbs, fuses, and other easily accessible consumables
- Cleaning internal and external windows where safely accessible
- Maintaining gardens, including mowing lawns, trimming hedges, and keeping flower beds and borders tidy
- Keeping gutters, drains, and external areas free from leaves, debris, and other blockages
- Dealing with minor pest issues such as ants, fleas, and wasps (where infestation is not structural)
- Ensuring the property is adequately ventilated to help prevent condensation and mould build-up
- Replacing smoke alarm batteries when required (please refer to our blog section for guidance)
Additional tenant responsibilities may include:
- Regularly changing basic consumables such as extractor fan filters (if applicable)
- Keeping the property clean and in good hygienic condition throughout the tenancy
- Promptly reporting any maintenance issues or damage to the landlord/agent
- Taking reasonable care to prevent damage caused by misuse, neglect, or lack of ventilation/heating
- Maintaining cleanliness of appliances provided as part of the tenancy (e.g., oven, fridge, washing machine filters where accessible)
Lost Keys & Fobs:
- If you lose your keys or access fobs, please notify Property Management immediately so we can support you and reduce any security risks.
- If a spare set is available, you can collect it from the office with valid photo ID.
- If no spare is held, you will need to arrange and cover the cost of replacements.
Lock & Security
- If the loss creates a security concern, we may arrange for the locks to be changed. Any costs for this, including replacement keys for all required access points, will be charged to the tenant.
This may include:
- The main property entrance
- Individual flat doors
- Communal building access systems (where applicable)
Important Information
- Report lost or stolen keys as soon as possible
- Do not force entry or change locks yourself
- Keep any spare keys safely with a trusted person
- Always ensure doors are secured to prevent security issues
Smoke and carbon monoxide alarms
- Smoke and carbon monoxide alarms are installed throughout the property for your safety, with smoke alarms on every floor and CO alarms in rooms containing solid fuel appliances (such as wood or coal burners).
- Tenants are responsible for testing alarms regularly ideally once a month and replacing batteries when needed. If an alarm is not working and new batteries do not resolve the issue, please inform us promptly so we can arrange a replacement. (please refer to our blog section for guidance)
Bleeding a Radiator
- When to do it:
If your radiator is warm at the bottom but cold at the top, it likely has trapped air inside.
- Before you start :
Make sure the radiator valve is open. If several radiators aren’t heating, please contact us. Turn the heating off before starting. You’ll need a radiator key, a cloth, and a container to catch any water.
- Steps:
Locate the small valve at the top of the radiator. Insert the key and slowly turn it anti-clockwise until you hear a hissing sound. Once water begins to drip out, turn the key back clockwise to close it. Avoid opening the valve too much. (please refer to our blog section for guidance)
